How do I sublease near UT safely?
Get the landlord’s consent before agreeing to a sublease, and confirm who you will pay and who remains responsible. A post saying “lease takeover” doesn’t prove the outgoing tenant has been released.

Where should I look?
UT links its off-campus marketplace for housing, roommates and subleases. Use a listing to find matching dates, then confirm the arrangement with the landlord or authorized manager.
Check the exact room, dates, roommates, furniture and parking before paying. Use independently checked property contact details.
Who still owes rent after I move in?
In a common sublease, the original tenant remains responsible to the landlord. A different agreement can change that, but approval of the new occupant alone doesn’t release the old tenant.

A willing replacement doesn’t end the rent bill
Rambler’s explanation keeps the original resident responsible until the approved replacement picks up keys and moves in. Its advertised charge is $500 when the resident finds the replacement, or one installment when management does. The guarantor’s release still needs a written answer. Rent can keep running. Get the release in writing.
Quarters requires approval, paperwork and payments by the previous month’s 15th for a first-of-month takeover. Its $500 outgoing charge, $250 incoming application charge and $100 incoming deposit fall on different people and have different refund treatment. The lease-exit comparison explains the deadlines and missing release documents.

What will the whole stay cost?
In an invented three-month example, $900 rent plus a $300 transfer fee totals $3,000 before utilities. Three $1,000 payments with no transfer fee also total $3,000.
If the outgoing tenant offers a $300 discount, count it only when the approved paperwork settles the amount, recipient and timing. Keep refundable deposits apart from the expense total.

What should happen before the keys change hands?
Agree on the authorized key pickup and move-in date. Photograph existing damage and furnishings, complete the condition checklist and keep the signed agreements, consent, payments and manager’s details together.
The outgoing tenant should confirm the final balance and any continuing responsibility. The new renter should know how to report repairs and what to do if access fails.
Who can help me understand a clause?
Use UT’s landlord-tenant resources and the Texas State Law Library’s lease-ending guide. If consent, fees or release language is unclear, get qualified help before paying.
UT Legal Services’ consultation page says it isn’t accepting new requests at the cited check. It points to Texas RioGrande Legal Aid, Travis County Law Library, Texas Law Help and a lawyer referral service; check their current availability and eligibility.
Questions
Is landlord consent needed?
Texas Property Code §91.005 requires prior landlord consent for a tenant to rent the leasehold to someone else during the lease term.
Does approving a new occupant release the old tenant?
Not by itself. Ask for the actual release terms in the agreement.
Can I subtract a promised discount from the price?
Only after the approved arrangement settles the payment and its conditions. A social post alone doesn’t change the landlord’s rent agreement.
How we got this
The consent rule comes from Texas Property Code §91.005; sublease responsibilities from Texas Law Help and the State Law Library. UT’s resources and consultation notice were checked in October 2026.
The marketplace’s sublease route required UT EID sign-in when checked. No listing is endorsed here, and the three-month prices are invented to explain the comparison. Your actual agreement determines the obligations.
