Do I qualify for SMART Housing near UT?
You may qualify through income or an accepted financial-aid award, but the rules depend on the exact lower-rent unit. Ask the property which program applies and which current documents it accepts before counting that rent in your budget.
In this guide
Is every room in a SMART building cheaper?
No. SMART Housing and West Campus’ UNO rules support qualifying lower-rent units, not the same discounted price for every bedroom in a building.
Ask for the exact room, lease year and program name.
Which documents should I ask about?
Ask whether the unit uses income, a need-based aid award or another program rule. Get the current checklist for your household and lease year.
The City links a need-based award list labeled 2024. Confirm the actual award and term with the property rather than assuming every scholarship or loan qualifies.

| Check | Ask for |

| Program | The rule for this exact unit |
| Your eligibility | The current accepted income or aid documents |
| Room | The qualifying bedroom or floor plan and lease dates |
| Cost | Written rent, fees and offer conditions |
What does the cheaper rent leave out?
Ask about utilities, parking, application and admin fees and the deposit. Compare the same full agreement with an unrestricted alternative.
A lower base rent helps, but the remaining fees still need paying.
An affordable room doesn’t imply a whole-building tax exemption
Several West Campus buildings with SMART or restricted offers had assessed value equal to taxable value on the 2025 residential accounts checked. Church, university, cooperative and public-partnership interests can receive different treatment within the same marketed property.
The property-tax investigation calculates $8.8 million of annualized 2025 relief across four defined groups. Its amount isn’t a UT-wide total or a measure of rent savings. Your eligible room and its rent agreement still determine what you pay.
Where should I look?
Start with the City’s affordable-housing search or UT’s off-campus resources, then apply through the property’s current process. Compare West Campus apartments by full lease cost to see what a lower-rent unit saves you.
Before signing, have a written eligibility answer, a specific open unit and the full cost. Being eligible doesn’t reserve a room.
Questions
Does a SMART Housing label mean I qualify?
No. Check the program, household rules and accepted documents for the exact unit.
Does any financial aid qualify?
No. Ask which need-based awards the property accepts for that room and lease year.
Does qualifying reserve a room?
No. You still need an available qualifying unit and an approved offer.
The apartment or bedroom changes the rent cap
A whole-apartment rent ceiling governs the apartment’s charge; a bedroom ceiling governs the restricted bedroom. The June 2026 post-2014 schedule’s 60% MFI ceiling is $1,260 for a single-occupancy bedroom; a confirmed legacy bedroom opt-in can allow $1,562.
The 84-entry affordability ledger flags properties whose legal election still needs checking. Austin lists 190 whole apartments and 23 bedrooms with requirements ending during 2027–2030. Each quantity keeps its unit, and extensions or other agreements can change the listed dates.

How we got this
This guide uses Austin Housing’s SMART/UNO pages, its July 23, 2026 applicant guide and UT’s off-campus resources, checked in October 2026. Income limits change by year and household; the linked student-award list carried a 2024 label.
We haven’t checked anyone’s eligibility or a property’s current vacancy. Keep income and identity documents within the official application process.
